Breck submits planning for 133 affordable homes in Yorkshire

Northern property developer Breck has submitted plans to transform a former Lloyds Banking Group data and call centre into 133 affordable homes in Farsley, West Yorkshire.

The proposals, submitted to Leeds City Council, will see the brownfield site near Cote Lane redeveloped into a combination of one and two-bedroom apartments as well as three and four-bedroom houses along with green spaces and residential gardens.

Breck acquired the development opportunity from Lloyds Banking Group earlier this year as part of the bank’s initiative to convert the site into social and affordable housing.

Upon completion, the site will be acquired by Yorkshire-based social housing provider Incommunities and the homes will be made available for affordable rent and shared ownership.

The application follows a consultation process with local residents and the proposals incorporate community feedback.

“Over recent months, we have engaged with the Farsley community on our proposals and listened to what’s important to them to maximise this development’s benefits for the local area. The proposed investment to improve existing children’s play facilities, and other aspects of this scheme, reflect that.

“We’re excited to be working with Lloyds Banking Group and hopeful of starting on site next year, subject to planning.”

Lancashire-headquartered Breck was established in 2020. Its affordable housing division Breck Homes works in partnership with registered affordable housing providers to bring forward new build developments across the North of England.

Breck has delivered more than 1,000 new homes since its inception and, as of Autumn 2025, has a pipeline of 2,000 homes in development, including a growing pipeline in Yorkshire.

Lloyds Banking Group has championed social housing for decades and has provided more than £20billion in finance to the sector since 2018. This includes commercial lending and deal facilitation enabling more homes to be built.

This summer, Breck completed the purchase of a 4,400 sq ft office at Millshaw Park industrial estate in Leeds. The space has capacity for around 55 staff and Breck is currently recruiting for a range of roles in the area as part of its ongoing expansion.
