Northern property developer Breck has gained planning consent for the transformation of a former Lloyds Banking Group data and call centre in West Yorkshire, into 120 affordable homes.
Leeds City Council’s planning committee has approved plans for the development in Farsley, which represents Breck’s largest scheme in Yorkshire to date.
The brownfield site, near Cote Lane, will feature one and two-bedroom apartments and three and four-bedroom houses, for shared ownership and affordable rent. Many of the properties will feature residential gardens and the development will also include new public green space.
Breck and Lloyds submitted plans in October 2025. Since 2018, Lloyds has supported over £23billion in new finance to the social housing sector through commercial lending and deal facilitation, including £3.2billion in 2025 alone.
Plans were shaped via consultation with residents and community feedback, with investment also going into existing children’s play facilities. Breck is in talks with a nominated housing provider, which will acquire the site on completion.
Breck anticipate beginning on-site in November 2026 and aim to complete by December 2029.

Dawsons Corner will be Breck’s fourth affordable development in Yorkshire, with the property developer already live at three sites in Bradford. Combined, the schemes at Rushton Avenue, Flockton Road and Brompton Avenue will deliver 107 new homes.
Last summer, the company purchased a 4,400 sq ft office at Millshaw Park Industrial Estate, near Leeds, to accelerate its growth in the county.
