Northern property developer Breck it set to start construction of 13 homes in Upholland, West Lancashire this summer after gaining planning approval.
Breck completed the unconditional purchase of the 0.75-acre site on Ormskirk Road from residential property development and investment firm, Kingscrown Group, in September 2024 using the company’s cash reserves.
The site had planning permission when it was purchased, but Breck submitted a revised application which included minor amends to these plans. Following approval, it now expects to begin construction in August of the three-bedroom detached and semi-detached houses for open market sale.
The construction is expected to complete in October 2026 and the development has a project value of around £4.25m.
Breck specialises in developing affordable houses between 25 and 250 units for registered affordable housing providers as well as homes for open market sale on sites between 10 and 50 units. It has a pipeline of around 2,000 affordable homes across the North and the planning approval at Upholland represents the continued growth of its open market development arm.
The company also recently completed construction of 11 open market units at Stoneley Road, Crewe, with a value of £3.5m.
Andy Garnett, director, Breck said: “Since Breck launched in 2020, the majority of our developments have been affordable housing and we are continuing to grow our reputation for consistent high-quality delivery across the North, working with registered affordable housing providers.
“However, there’s a real demand for housing of all types across the UK, particularly in West Lancashire. After seeing this opportunity, we were able to act quickly to complete the purchase. Following planning approval, we’re now looking forward to progressing the construction and we’re actively looking for similar plots as we grow our open-market development pipeline in the coming months.”
