North West property developer Breck has submitted planning permission for the development of 49 affordable homes on brownfield land in Cadishead, Salford.
The site, formerly the Lion Public House, is located off Green Lane and will be a mixed tenure scheme of 24 apartments and 25 houses.
Breck will work with a registered provider which will acquire and manage the units on completion and has also exchanged contracts with the site’s owner to complete the purchase on the condition planning is granted.
The site includes new public space including seating areas and trees will be planted to maximise the benefit to surrounding residents.
Another developer was refused planning permission at the site last year for a retirement living complex of 51 apartments. This was due to lack of car parking space as well as the building’s proposed scale and lack of separation from adjacent houses.
The site was also previously refused planning for a development by collapsed developer Lane End in 2021.
Andy Garnett, director, Breck said: “This development will be an important part of fulfilling the growing need for affordable housing in the Cadishead area and takes into consideration the concerns of the council regarding the previously proposed developments.
“Among this is the introduction of new public space and trees and we have also ensured there is adequate parking for all residents to minimise the development’s impact on neighbouring streets.”
The site is one of several new developments which Breck expects to submit planning for in the first three months of 2025.
Breck is also set to begin construction of 75 affordable homes across two sites in Newcastle-under-Lyme, Staffordshire this month after being granted planning permission.
