Breck purchases site for 13 homes in West Lancashire

North West property developer Breck has completed the unconditional purchase of land in Upholland, West Lancashire which will be developed into 13 homes for open market sale.

The site at Ormskirk Road was purchased from residential property development and investment firm Kingscrown Group by Breck using the company’s cash reserves.

It already has planning permission for 13 three-bedroom homes and Breck will begin development later in the year following minor tweaks to current plans.

Breck specialises in developing affordable houses between 25 and 250 units for registered affordable housing providers as well as homes for open market sale on sites between 10 and 50 units.

It currently has a development pipeline of more than 1200 residential properties across the North West, including recently starting construction of 102 affordable homes in Cottam, Preston.

Andy Garnett, director, Breck said: “There is a real need across the North West for all types of residential accommodation. We saw an opportunity at Ormskirk Road to use our expertise to develop 13 high-quality family homes in an area of strong demand so we acted quickly and utilised funds already available within the company to complete the transaction.

“We’re excited to progress construction on-site and we’re continuing to assess similar opportunities across the North West which will allow us to grow our active development pipeline further.”

Eddisons acted as sales agent for the transaction.

Robert Diggle, director at Eddisons Liverpool office, said: “After receiving instruction to market Ormskirk Road, we experienced interest from a range of residential developers which is reflective of the demand for quality residential development opportunities across the North West.

“We accepted an offer from Breck who worked quickly and efficiently to complete the purchase within an agreed timescale of just six weeks.”

Dan Russell, development manager, Kingscrown Group, said: “Breck Homes has been an excellent partner throughout the sale process of Ormksirk Road and we hope to continue to work with the company over the coming years.”
